Having agreed to our Terms of Business, you may be wondering what happens next, therefore we have outlined some key points for you below.

The lease

If you have not already uploaded a copy of the lease/tenancy agreement and any deed of assignment under the lease, please email a copy to property@thesheriffsoffice.com.

In order for us to effect forfeiture, the lease must be wholly commercial and still current. For any mixed-use properties, please contact us on property@thesheriffsoffice.com for further information. 

You should seek legal advice if the current occupiers have not entered into any written agreement with the landlord or the agreement has expired. 

Service 

Our enforcement agents will normally carry out the instruction within 2 working days. We will provide you with a booking confirmation. 

Reporting 

Our enforcement agent’s report and invoice will be provided within 14 days of attendance. If new locks have been fitted, keys will be available immediately.

We will also supply a photographic inventory and Torts (Interference with Goods) Act notice, in addition to the re-entry notice.
