Residential rents rising, but so are arrears

According to FindaProperty.com, average residential rents rose by 4% in the last quarter. Rents had dropped by 6% between early 2008 and the beginning of 2010, but this rise, with more expected, is moving the market towards a balance between stock levels and prices, giving neither landlord nor tenant the upper hand.
However, getting paid is still an issue for landlords; according to Sweet & Maxwell, private landlords have filed 23% more repossession claims against tenants since the recession began. This is backed up by the Residential Landlords Association, who announced that a quarterly survey of 500 private landlords showed that rent arrears are at their highest levels since the survey began four years ago.
