£92,000 rent arrears on a single property

by David Carter on 21 December 2010

Woking on behalf of our client, tenant eviction specialists Landlord Action, The Sheriffs Office has successfully collected £92,000 owed by one tenant on a single property, on behalf of landlord Vanessa Headley.

She let out her penthouse apartment in the prestigious Putney Wharf Tower five years ago, but immediately fell foul of the tenant who failed to pay the rent from the outset. This was despite being served notice and his making numerous promises of payment. When her solicitor failed to assist her case, Ms Headley called in Landlord Action.

Paul Shamplina, founder of Landlord Action, knew he could evict the tenant and regain possession of her property, but he thought it was unlikely that the unpaid rent would be recovered because it was such a large amount.

However, things took a turn in Ms Headley’s favour when bankruptcy papers were served on the debtor at his home in Watford in August and Landlord Action saw a Mercedes and an Aston Martin parked on the drive. They recommended that Ms Headley instruct The Sheriffs Office.

Once we were brought in, we attended to enforce and, after they had reneged on their agreement to pay, we had no alternative but to clamp the Aston Martin and seize both cars. Then they paid in full!

“I am truly astounded and totally in awe at how quickly, efficiently and effectively you have resolved my case. This has caused me untold sleepless nights over the last 18 months or so. Even though I pursued this initially through the courts myself and won, it felt like the legal system was always in favour of the defendant and my attempts at seeking payment met with frustrating failure. In a matter of a couple of weeks you have recovered my money in full. Well done and thank you SO much - I can sleep tonight! I sincerely wish I had discovered your office earlier (fewer grey hairs!) Additionally I will happily recommend your services to anyone who finds themselves in similar circumstances.”
